Fewer surprises. Less chasing.

You should not have to manage the firm you hired to manage the work.

A commercial project already has enough moving parts: operations, brand standards, trades, approvals, access, downtime, and a date the space needs to be productive again. Our job is to keep those parts moving, document what is happening, and bring decisions to you before they become delays or disputes.

Commercial services

What Webster runs on commercial jobs.

Commercial project management

We coordinate the scope, schedule, trades, site activity, progress reporting, deficiencies, and closeout while remaining your direct point of contact.

QSR and restaurant renovations

Renovation management for quick-service restaurants, independent restaurants, and food-service spaces where downtime, sequencing, and reopening dates matter.

Tenant improvements and CRU renovations

Interior commercial renovation and improvement work for leased units, retail spaces, restaurants, and other small to mid-sized commercial environments.

General contracting

One accountable lead coordinating the right trades around a defined commercial scope.

Design-build delivery

A single point of contact from concept through completion. We coordinate design professionals, consultants, trades, permits, budgeting, scheduling, and procurement so the plan and the build are never fighting each other — costs stay controlled, delays are shorter, and issues surface early enough to fix.

The operating structure

The team scales to the project. Accountability stays in one place.

  1. 01

    Walkthrough and scope review

We begin with the site, the intended outcome, the operational constraints, the decision-makers, the target schedule, and the information already available. Missing information is identified before it quietly turns into an assumption.

  2. 02

    Scope, number, and schedule

The proposed scope sets out what is included, what is not, the project number, and the working timeline. The goal is not to make the proposal look artificially cheap. It is to make the job understandable before anyone commits to it.

  3. 03

    Trade and site coordination

We assemble and coordinate the trades required for the project, remain responsible for the working plan, and keep the job moving against the agreed sequence.

  4. 04

    Progress reporting

You receive a regular progress update with site photos, completed work, the next stage, current deficiencies, and any decision that could affect cost or schedule.

  5. 05

    Changes before charges

If demolition or site conditions reveal work outside the original scope, we document it, explain the impact, and submit the change for approval before proceeding where approval is required.

  6. 06

    Punch list and closeout

Outstanding items are identified, tracked, and closed out so the final stage does not become a vague collection of promises after everyone has mentally left the job.

What commercial buyers need to verify

The proof should be visible before you have to request it.

Named project manager

A dedicated Webster project manager remains the accountable lead from the first walkthrough through closeout.

Reporting cadence

Progress is reported on an agreed cadence, with photos, status, deficiencies, upcoming work, and decisions required.

Change control

Work outside the agreed scope is raised and documented before it appears as an unexplained cost.

Safety, insurance, and good standing

Appropriate commercial insurance coverage, WSIB compliance and good standing, qualified and properly insured subcontractors, and safe work practices at every stage — Ontario construction regulations, workplace safety requirements, and industry best practices.

For franchise and multi-location teams

A repeatable reporting structure for people who cannot live on site.

Your internal team needs a clear view of progress without chasing daily details. Webster provides one accountable project manager, an agreed reporting cadence, photo documentation, clear change control, and direct escalation when cost or schedule is at risk.

For independent commercial owners

Your name is on the lease. We do not treat the project like it is only our line item.

An independent restaurant or commercial renovation is often a personal financial decision, not just a facilities assignment. You get the same structure a larger project needs, and you speak directly with the person managing the work. You know the scope, the schedule, what has changed, and what decision is required from you.

Commercial Work

Relevant work, with the context a project photo cannot show.

Each project identifies the project type, location, Webster’s exact role, scope, timeline, operational constraint, and outcome.

Commercial FAQ

The questions commercial buyers ask.

Who manages my project?
You are assigned a dedicated Webster project manager as your primary point of contact from the first walkthrough to the punch list. Trades are brought in around the scope, but accountability does not rotate away from your assigned lead.
How will I know what is happening on site?
We agree on a reporting cadence for the project. Updates include progress photos, completed work, upcoming work, deficiencies, and decisions that could affect cost or schedule.
What happens when demolition reveals an unexpected condition?
The condition is documented and its impact is explained. If the work sits outside the agreed scope, you receive the required change information and approve it before the additional work proceeds, except where immediate action is required to protect the site or meet a legal safety obligation.
Are you the lowest bidder?
Usually not. Webster is priced to be competitive and complete enough to deliver the scope responsibly. A low number that cannot hold through construction is not a saving.
Can you manage more than one location at once?
Capacity is reviewed against the actual scope, schedule, geography, and trade requirements of each opportunity. We will tell you what we can run responsibly before accepting the work rather than promise a number of simultaneous projects our operating structure cannot support.
Are you insured and WSIB compliant?
Yes. Webster Construction Group maintains appropriate commercial insurance coverage and operates in accordance with Ontario construction regulations, workplace safety requirements, and industry best practices. We maintain WSIB compliance and good standing, work with qualified and properly insured subcontractors, and ensure safe work practices are followed throughout every stage of construction. Certificates of insurance and WSIB clearance are available on request.

Bring us the scope, the target date, and what cannot go wrong.

Tell us what kind of space you are working on, where it is, when it needs to be ready, and who is involved in the decision. We will review the fit and come back with the next step.
